It sounds like you're pretty far along to be asking for advice!

Undertoad's right.. you know that pretty, itemized form you got from your bank detailing all the fees they charge for the mortgage? Throw that baby in the trash, because it won't look anything like that.

But if you have a good buyer's agent, which hopefully you do, they should keep any surprises from getting ya. Don't be afraid to ask them questions; they just assume you know what they're talking about if you don't tell them.

The cool part about the buyer's agent is that you don't pay for them, the seller does!
