Flip This House

Since my 7 to 3 job is a desk job(for the most part), this is a preview of what I get paid for on my spare time.

I work along with a guy who flips houses and has been doing it before TLC made a 1/2 hour show about doing.

A little back story.....
Older man, lived by his self and could not keep up on the general housekeeping. We came across this house and the mans situation and presented an offer. The man already had a plan to sell the house in order to pay for an assisted living community. The house was in no shape to be sold on the market. It was basically an un-mortagable(sp) home.

Here are some before and after pics of our latest house.

Hurricane Katrina really messed that house up.

Cloud 07-09-2007 12:05 PM

as I understand it, part of flipping is doing the renovation fast so you don't have to keep making payments.

Boy, good luck with that! I want to see the "after" pics!

I'm afraid that (the condition of the house) would happen to me if I owned a house.

glatt 07-09-2007 12:14 PM

Steam clean those carpets, slap a little paint on the walls, and it will be as good as new. ;)

bigw00dy 07-09-2007 12:44 PM

No Hurricane Katrina here

This house took a little over 3 months to complete and It sold before it ever went onto the market.

All of these after pictures were taken 2 days before the closing.

Dang!
You sure you didn't knock it down and build a new one?

jester 07-09-2007 01:20 PM

Wow - it looks like a totally new house.

do you guys buy the house, renovate and re-sell?

or just get paid to renovate.

LabRat 07-09-2007 01:21 PM

Thanks for sharing all your hard work, nice job! I just had a couple questions:

#1- is that seriously the stove that he (couldn't) use?
#2 -what did you do with the ceiling tiles? Some people actually pay $$ for those.
#3 What are some final details about the house, # bedrooms, # baths etc.
#4 I've never seen a split level basement like that before, is that common in that area?
#5, The big one, so what was the initial 'value', and the final sale price?

Neat.

glatt 07-09-2007 01:36 PM

Very nice.

I like that he/you tore down the wall between the kitchen and living room to open it up a little, but if it were mine, I'd have put a peninsula counter between the two to act as a divider. Maybe with some stools to sit on.

xoxoxoBruce 07-09-2007 04:00 PM

Nice job. That's the biggest P trap I've ever seen.

The other guy is my step father and he actually buys the houses. After doing this sort of work for so many years, he has become his own bank. I just get paid to help him. But I am his only 'helper'. He does have another outfit come in and sheetrock. But thats it!!! The rest is us.

He also has a realtor that he works closely with who can sell these roses among thorns. The area is kinda a ...well dump. Or should I say...the dump that gets pushed out of Atlantic city.

1. that is the actual stove we removed. It had atleast a 1/4" layer of grease on it.
2. Our plan was to save the ceiling tiles....But theu didn't come down as nice as one would of thought.
3. About a 70 year old 3 bedroom, 1 bath, walk-up attic, 9.5' ceilings. When we were done: hardwood, 150amp panel, central air/forced hot air,new plumbing...the list goes on. It is practically a brand new house.
4. That knee wall in the basement is actually en-tombing all the old spent coal. Those older houses had coal burning furnaces(most of the time in the basement) with one big ass vent in the middle of the living room. They would shovel all the spend coal from the furnace into the knee wall cavity and when it filled up, they would cap it with concrete. So, needless to say, we have to be very gentile while working around/on top of the knee wall.

5. about an 80k profit after all said and done. Mind you, the realtor was not used this time.

theotherguy 07-09-2007 05:55 PM

Wonderful work w00dy!

The same for me as well. If it was my house, I would of put in a peninsula counter.

And thank you all for the positive feedback!!

;)

Griff 07-10-2007 06:07 AM

Well done!

monster 07-10-2007 08:43 AM

Very nice. You say 3-bed? -is that after pic the same bedroom as in the awful blue pic? How big are they? and do you have a before pic of the attic? (I'm feeling brave ;) )

bigw00dy 07-10-2007 09:39 AM

Yeah that is the same bedroom....I have alot more pictures but they are on a disposable camera. I am going to get them developed and put onto a disk. This way I can upload them easier.
I am going to have to look through the other pics for a before of the attic.( i know htere has got to be one)

here is a quick layout of the after:
http://www.imagestation.com/picture/...a/e8a4fa3f.jpg

Here is a shot of the doorway leading up to the attic. The attic was not considered living space(mortgage wise that is) because the doorway leading to it was in another bedroom. We were considering moving the attic stairway out to the living room but we opted out of that idea.

LabRat 07-16-2007 09:20 AM

Thanks for the info, geat job!

I love these kinds of projects. Especially when you get properly rewarded for all your hard work.

barefoot serpent 07-16-2007 09:30 AM

The neighbors should be pleased too -- a rising tide lifts their property values as well.

skysidhe 07-16-2007 09:51 AM

You guys did a beautiful job! I'ts a small and perfect! Those hardwood floors and detailing really set it off.

yesman065 07-17-2007 07:42 AM

Thats awesome - kicks the crap outta all the renovations I'm doing to my place - I'm embarrassed to say its taking me 6 months just to do the downstairs. :(

Shawnee123 07-17-2007 07:42 AM

Very beautiful. You must get a lot of satisfaction after completing such a job and looking at before and after photos. I love that attic space.

It's orders of magnitude more difficult when your living there.

bigw00dy 07-17-2007 09:50 AM

Yesman...There is always more time, effort & money put in when its your own place. I have been re-finishing a two-peice hutch for my dining room for about 3 months. It took me close to a month just to decide on a finish.

On a side note.... I have other after pictures of a previous house we completed. If anybody is interested.

And thanks again everybody for the great compliments!!!!!!

yesman065 07-17-2007 10:11 AM

I'd love to talk to you about what I'm doing at my place. My next thing is an attic fan or vent fan - the one that goes into the roof NOT the ceiling. I have two teenage sons and we like doing this stuff together - Just been learnin as we go - A little direction would go a long way. I hear they save a lot of money and are only about $100 to buy.
Oh and yes more before and after pics - thats a way for others to get ideas and stuff.

bigw00dy 07-17-2007 10:19 AM

I would be more than happy to share any knowledge I may have.

I will get some more pics up asap!!

bigw00dy 07-17-2007 10:33 AM

Here was an 18'x56'(or so) deck I built along with my father-in-law.( not to be confused with my step-father who I work with doing the renovation work.) Yeah I guess you could say I come from a family of carpenters.

Hey there....

I doo the same thing for a "full-time" living....Would you be interested in seeing my photos?:D

xoxoxoBruce 08-08-2007 08:35 PM

Stop teasing and get 'em up.

bigw00dy 08-09-2007 08:43 AM

Post em up Clay..or Jen. I would love to see some pics. Where abouts do you do this work?

Shawnee123 08-09-2007 08:48 AM

Wow, I went over to a friend's house yesterday. She and her husband are flipping a house that was condemned at one point. Amazing what they've done, and what they have to do. He's a whiz at that stuff and she isn't afraid to get her hands dirty. One back room was the old floor, and I couldn't believe how bad it was. They're doing a great job.

Now, what to get for a housewarming. And how do I get out of helping them move? Just kidding, they've helped me many times.

I thought of you when she mentioned she neglected to take "before" pictures.
